• Currently 22g.co is under a 6 month trial phase, Brokers are requested to verify authenticity of Listings, Brokers Listed on our website 22G.co. as we do not have any mechanism for any sought of verification.

Welcome to 22G.co real estate website. These Terms and Conditions (“Terms”) govern your use of our services, including the 22g.co website and any other associated products and services (collectively, “Services”). By accessing or using our Services, you agree to be bound by these Terms. Please read them carefully before using 22G.co.

If you do not agree with any part of these Terms, you must immediately discontinue using our Services. These Terms apply to all users, including buyers, sellers, investors, NRIs, government employees, and service partners.

1. Definitions

“Services” refers to all products and services provided by 22G.co, including but not limited to property listing, legal checks, loan assistance, expert advice, real-time bidding, digital documentation, and customer support.

“Users” refers to anyone using 22G.co’s Services, including property buyers, sellers, loan applicants, service providers, NRIs, government employees, and facilitators.

“Content” refers to any information, data, text, photographs, video, 3D virtual tours, and other materials submitted or available through 22G.co’s Services.

2. Acceptance of Terms

By creating an account or using our Services, you confirm that you are at least 18 years old and agree to comply with these Terms. If you are using our Services on behalf of a company or other legal entity, you warrant that you have the authority to bind that entity to these Terms.

3. Services Provided

22G.co provides a range of optional real estate services on payment basis, including but not limited to:

Property listing with professional photography, drone shoots, and 3D virtual tours.

Personalized tax and investment advice.

Loan processing and assistance.

Important Note: 22G.co does not provide valuation, authenticity status, legal verification, occupancy status, ownership status, tenant verification or any other property inspection services. Users are responsible for seeking independent valuations, authenticity, legal check and inspections of the property listed on 22g.co.

4. Account Creation and Maintenance

To use certain Services, users must create an account by providing accurate and complete information. You are responsible for maintaining the confidentiality of your account credentials and for any activities that occur under your account.

Account Responsibility: You must notify 22G.co immediately of any unauthorized access to your account. 22G.co is not liable for any losses resulting from unauthorized use of your account.

Accurate Information: You agree to provide accurate, current, and complete information and promptly update any changes.

5. User Content

Users may upload, share, or submit property-related content (e.g., photos, videos, documents) through 22G.co’s platform. By submitting content, you grant 22G.co a non-exclusive, royalty-free, transferable, and sublicensable license to use, display, and distribute this content solely for the purpose of providing our Services.

User Responsibilities:

You represent that you own or have the right to share any content you upload.

You agree not to upload content that violates any third-party rights or applicable laws.

You acknowledge that 22G.co may remove or disable access to any content that violates these Terms.

6. Data Privacy and 22G.co Protect Program

22G.co takes your privacy seriously. We collect, use, and protect your personal data as outlined in our Privacy Policy. Through the 22G.co Protect Program, users have full control over their data, including the right to delete their data at any time and from any location.

User Data: Users are responsible for ensuring that their data is accurate and kept up to date. 22G.co provides secure storage, encryption, and watermarking for all documents and user data.

7. Fees and Payments

22G.co charges fees for certain Services, including platform processing fees, loan assistance, and expert advice. Payment terms for each service will be clearly communicated to you before any transactions are completed.

User Responsibilities:

Users are responsible for paying all fees associated with the Services they use.

All payments are final. 22G.co does not offer refunds except as required by law or under specific conditions outlined in the service agreements.

8. Loan Assistance

22G.co assists users in securing loans for property transactions. However, 22G.co is not a financial institution and does not guarantee loan approval. Users are responsible for providing accurate financial information during the loan application process.

Loan Terms:

22G.co partners with financial institutions to offer competitive loan rates and terms.

22G.co is not liable for any delays or rejections of loan applications by partner institutions.

9. Prohibited Uses

Users may not use 22G.co’s Services for any unlawful or prohibited purposes, including but not limited to:

Engaging in fraudulent or deceptive activities.

Misrepresenting property information or identity.

Uploading content that infringes on the intellectual property rights of others.

Recording, copying, or distributing bidding processes or other restricted materials.

Any violations of this section may result in immediate suspension, termination of Services, and legal action.

10. Intellectual Property Rights

All intellectual property rights in the 22G.co platform, including trademarks, logos, and content (except for user-submitted content), are owned by 22G.co or its licensors. Users may not use, modify, or distribute 22G.co’s intellectual property without prior written permission.

11. Disclaimers and Limitation of Liability

22G.co provides its Services “as is” and without warranties of any kind, whether express or implied. 22G.co does not guarantee that its Services will be error-free or uninterrupted.

Limitation of Liability:

22G.co shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Services.

22G.co’s total liability to you for any claims arising from your use of the Services shall not exceed the amount you paid for the Services.

12. Indemnification

You agree to indemnify, defend, and hold 22G.co harmless from any claims, damages, liabilities, losses, or expenses (including legal fees) arising out of your use of the Services, violation of these Terms, or infringement of any third-party rights.

13. Termination

Effect of Termination:

Upon termination, your right to access the Services will cease immediately.

You will remain responsible for any fees or obligations incurred before termination.

14. Governing Law and Jurisdiction

These Terms are governed by and construed in accordance with the laws of Delhi, India. Any disputes arising out of these Terms or your use of the Services will be subject to the exclusive jurisdiction of the courts in Delhi, India.

15. Changes to the Terms

22G.co may update these Terms from time to time. We will notify users of any significant changes through email or platform notifications. Your continued use of 22G.co’s Services after any such changes constitutes your acceptance of the updated Terms.
